Sun City, Arizona
NAIOP 2012 Medical Project of the Year
34,524 Square Foot Medical/Ambulatory Surgical Building
Thunderbird Square Medical sold in 2017 for $9.25 Million.
Whiteboard Investors received a 287% Return-on-Investment
Thunderbird Square Medical is a part of a mixed-use infill redevelopment project located in Sun City, Arizona. The intersection at 99th Avenue and Thunderbird Road serves as the “gateway” into historic Sun City. Sun City was the first Active Adult Masterplan Community in the nation, developed by the Visionary Del E Webb. Over the last several decades the legacy commercial and community buildings had begun to deteriorate over the last decade. This presented Whiteboard with the great opportunity to honor Sun City’s historic roots by delivering a place to energize and inspire the greater community.
Thunderbird Medical was well positioned to capitalize on the lack of Class A medical and surgical center space in the Sun City Submarket. The project required a strong commitment, shared vision, and collaboration of all major project stake holders. Stake Holders trusted in the revitalization of the commercial hub and plan to create a mixed-use project anchored by medical and destination-based retail to create a sense of place and relevance.
